OHBA’s Member Rebate Program kicks easy cash back to builders

Build a home. Tell someone about it. Get a check in the mail.

That’s the gist of the Oregon Home Builders Association Member Rebate Program, a relatively new, free benefit for all active HBA members across the state. Through the program, any builder or remodeler — from one home a year to hundreds — who uses products from a list of select manufacturers and then fills out a quick form is entitled to a quarterly rebate.

The average rebate for builders in Oregon so far: $632.44.

“We’ve basically combined the buying power of small and mid-sized builders in Oregon so that the large manufacturers know who they are and can reward them,” says program administrator Rich Robinson. “It’s basically a loyalty reward.”

Some of the largest homebuilders in the nation, companies like D.R. Horton and Pulte Homes, receive regular discounts from manufacturers because of the huge number of homes they build each year. Smaller builders don’t usually get the same kind of perks because they lack the volume.

Enter the MRP, which negotiates deals with about 30 different manufacturers who then offer rebates to active HBA members who provide information on the products they’ve used. A few examples of listed manufacturers include Delta, Mansfield Plumbing, TimberTech, Monarch Paints and C.H.I. Overhead Doors.

Robinson says builders aren’t required to submit receipts for any of the manufacturers except Progress Lighting. Instead, they fill out and fax in rebate claim forms that ask for information about which products were used and where. Builders also supply basic information about project completion.

“We hate paperwork as much as builders do, so we’ve simplified the program to make it as easy as possible,” Robinson says.

Since the OHBA Member Rebate Program came online in the fourth quarter of 2007, it has claimed a total of $10,751 for 17 members. Robinson says four builders received a total of $1,138 in the first quarter of 2009.

Steven Reed, director of operations for Derek L. Brown & Associates, says the Lake Oswego homebuilder started to participate in the program as a way to cut costs and bring in income. He says rebate programs haven’t always been the best way to do that because they’re often more complex than they are beneficial.

“I must admit that I find most rebate programs so difficult and time consuming that they’re hardly worth the effort,” he says. “Additionally, many rebates have so many requirements buried in the fine print that it is frustrating to take the time only to be informed later that you were missing something and have been disqualified.”

The OHBA program, he says, has been nothing like that. The forms are straightforward and are quick to fill out. In just a short amount of time — and by using just a small fraction of the materials on the manufacturer list — DLB has received $1,433.

“I look forward to continuing on in the program and increasing our savings,” Reed says.

In addition to builders getting money back, Robinson says the member rebate program is a boon to HBAs too. (Fifteen others across the country have the same program as well.) For starters, it’s another attractive benefit for members, and the rebates can also help recoup some if not all membership costs.

Black Rhino Tests Carpet for Durability and Stain Resistance

Funny PR stunt that caught my eye…

Mohawk Industries (Mohawk) has teamed with The Birmingham Zoo to put its SmartStrand® with DuPont™ Sorona® (SmartStrand) carpet to the mightiest of durability and stain resistance tests. On August 14, Mohawk  installed SmartStrand triexta carpet in the indoor enclosure of The Birmingham Zoo’s only Eastern Black Rhinoceros, leaving it there for two weeks.

“Ricko the Rhino” – not your typical 12-year-old! – is a bold opponent for the SmartStrand Challenge. Once the carpet has been installed, Ricko will live as usual in his enclosure, eating, sleeping, rolling his ball around and doing things that just come naturally to a 2,800-pound rhinoceros. All on Mohawk’s SmartStrand carpet!

Webcams will be strategically placed throughout the enclosure, including a night-vision webcam, to capture his life on the carpet. The public is invited to check in on Ricko throughout the SmartStrand Challenge via its website: www.smartstrandchallenge.com. Watch Ricko as he romps and tromps around in his enclosure, giving SmartStrand carpet a run for its money.

“We feel so confident about the Mohawk SmartStrand carpet with triexta fiber that we wanted the public to be able to check in on the ultimate test anytime, day or night,” said David Duncan, Mohawk’s Vice President of Marketing. “This will be the perfect demonstration of its durability…if SmartStrand can stand up to this wildlife, it can certainly stand up to your wild life.”

Visitors to The Birmingham Zoo and the SmartStrand Challenge website will have the opportunity to purchase t-shirts or plush rhinos created specifically for this event. Profits will be used to support both The Birmingham Zoo and the International Rhinoceros Foundation (IRF).

Beginning in April 2010, The Toxic Substances Control Act will require contractors to test for lead paint in pre-1978 homes and if detected, use Lead Safe Work Practices.  This will require companies to be EPA registered and have a Certified Renovator available.  This is the mandatory course to become a Certified Renovator.  It is eight hours (one day) with an end-of-course exam.  Two of the eight hours are hands-on.  Successful completion of the course will entitle the student to receive a certification as an EPA-recognized “Certified Renovator.”  The course taught will satisfy EPA’s Renovation, Remodeling & Painting Rule-40 CFR 745.

Upon completion of this course, you will be able to:

1.  Communicate the dangers of lead paint to your prospective customers.
2.  Understand the need for and ensure that proper Lead Safe Work Practices (LSWP) are being followed at all relevant job sites.
3.  Train and supervise your installers to ensure compliance with LSWP.
4.  Maintain proper records should your company be audited by the EPA or other state regulatory agency.

Cycle the Dream to Showcase Portland’s Cycling Culture

The NW Natural Street of Dreams, put on by the Home Builders Association of Metropolitan Portland, has taken the Pearl District by storm for the month of August. And, for one day only, attendees have the unique opportunity to view the show on two-tires.

On Sunday, Aug. 16, biking enthusiasts can join hundreds of like-minded individuals for Cycle the Dream, an event designed to show the public how easy and fun it is to experience the Pearl by bike. Along their special journey, riders will enjoy special events, clinics, product demonstrations, giveaways and tasty treats with their Pearl Pass…all while taking in the beauty of the show’s four buildings and nine luxury condominium homes.

This event, which is the brainchild of Mark McGregor, owner of Clean It Up, Mark! And long-time HBA member, caps off the HBA’s Green Week at the Street and further demonstrates the association’s dedication to sustainability.

“When I heard the HBA was putting on the most sustainable version of the show to date, complete with LEED certified buildings, carbon offsets, recycling and green seminars, I knew I had to get involved,” said McGregor. “Cycle the Dream is the first step toward my long-term goal of incorporate cycling into all HBA events and gaining support for bicycle friendly developments and homes.”

Peal Passes can be purchased for $15 online or at the 937 building upon arrival. Additionally, attendees can rent a bike from one of the available vendors at Block 90 or the Encore or bring their own. All-day parking is available for $5 at NW 12th and Pettygrove.

Answers to remodelers FAQs about the stimulus package

How do I know which products qualify for the tax credits?

One of the most confusing thing about the credits is that not all products — not even all Energy Star products — qualify. There are minimum requirements in each product category. For example, windows must meet a higher standard of a U factor and a Solar Heat Gain Coefficient (SHGC) of less than .30. For a full list of product standards, visit www.energystar.gov/taxcredits.

Can homeowners receive the credits if the new products are installed in an addition?

Yes. While it initially seemed that additions would not be eligible for the credits because the products would not be an “improvement” to an existing building, the IRS recently confirmed that products used in an addition can be used to claim the full tax credit.

What do remodelers need to provide clients so they get the credits?

You should give your clients a detailed receipt, along with what the IRS is calling a “Manufacturer’s Certification Statement.” This should include the name and address of the manufacturer; identification of the type of product; make, model and any other identifiers of the specific product used; and a statement that the product is eligible for the tax credit. The homeowners do not need to file the statement or receipt with their taxes but should have them for their records in case of an audit.

Remodeling Show Rolls Out Conference Program
