Meet Neen, the Vintage Queen

If you live near Portland’s Alameda neighborhood, you know the home of Neen and Steve Fitzwalter: Dubbed the Holiday House, it’s often decked out to commemorate a special day. Thanks to Neen, who’s never heard of a holiday that didn’t merit feteing, the fun carries on inside the stately home, too. After wrapping up a just-finished kitchen remodel (by RC Members Reierson Construction), the Fitzwalters are back in entertaining mode for the holidays, from dressing up Fifi, a life-sized mannequin that greets you in the foyer, to turning on the flock of electrified pink flamingos that illuminate the couple’s tiki bar and built-in pool.

It’s all this that has earned Neil Kelly Co. Professional Remodeler’s 2008 Remodeler of the Year award.

Associates Corner: Coulee Concrete

Ever considered pre-cast concrete? As you may know, concrete is the medium of choice for many architects and remodelers through the country, both inside and out of dwellings. A quick look into pre-cast concrete will tell you that the possibilities are limitless.

coulee-kitchenThe number one benefit to pre-cast concrete is all about the engineering of the mold. Most people think, “oh yeah, I can do that”. But in fact the molds are the key to entire process. Not only to they have to be formed properly, they should be perfect before the liquid conglomeration of aggregate, cement, and sand (and reclaimed fly ash for eco conscious businesses) hit them. Since concrete starts in liquid form, the ability to produce custom and standard products is far beyond the ordinary. A recent project at Coulee Concrete Designs of Lake Oswego involved making a custom shower curb that met with the glass of the shower just so. Another involved putting an outlet in the side panel of the concrete to allow for a switch that was much more convenient for the homeowner. How about a soaking tub? Or a fireplace surround that doesn’t look puzzle pieced together but has harmonious clean lines that flow together?

coulee-inlayIn addition, open the flood gates and let the creative juices go! Because of its liquidity, designs are almost without limits and it is very cool to pop the art pieces out of the molds to see what has been created. Using concrete is truly unique as no two pieces can be alike, even when we apply the same standards to each. Tap into your customers that can grasp the concept of “functional art”. How about sea shells that are mementos of a beach trip? Or a reclaimed shelf bracket positioned just so into a corner of a countertop? Mitch Stanley of Stanley Home Design and Renovation has a unit on display in his showroom that has a “hand cut copper latch” around the rounded edge of a kitchen display piece.

One other tidbit is that because concrete is more porous than stone, it can be an excellent temperature modulation (enter ICF technology).

Tap Into Green Remodeling With Home Performance Testing

In a tight market, remodelers can differentiate themselves and tap into a growing green remodeling market through home performance testing — a series of home assessment tests that can clearly demonstrate where energy losses in a home occur.

According to recent surveys, demand for “green” homes and more specifically, more energy-efficient homes, is strong.

In a National Association of Realtors® report, “Profile of Buyers’ Home Features Preferences 2007,” more than 90% of the home buyers surveyed said that it’s important to consider energy efficiency when buying a home. A similar NAHB study found that 64% of consumers would consider buying a green home or remodeling their home in order to reduce energy costs.

One Houston-based remodeler, Brothers Strong, uses home performance testing as a tool to sell green remodeling projects to this audience. While many remodelers use checklists when discussing green remodeling with potential clients, Michael Strong, CGR, GMB, CAPS, CGP, is a proponent of home performance testing because it helps him and his customers pinpoint where the losses occur.

Home performance testing is part of the prescriptive path remodelers can follow when earning points under the NAHB Model Green Home Building Guidelines — which can add credibility and marketability to green remodelers.

Remodelers following this path must verify energy-efficiency improvements with performance testing in order to earn points under the guidelines.

Performance testing is not required under the guidelines if remodelers follow the performance path. With this path, remodelers must follow the instructions from the IECC 2003 code in order to earn points.

Home performance testing does not involve much more additional equipment than the remodeler usually already has, but Strong said it does take some work describing to the home owner what needs to be done and why. In the end, measuring the home’s performance to understand its overall health helps to shape the necessary remodeling work, he said.

Strong begins his home performance testing with a visual examination. He checks the weather stripping, assesses the insulation, inspects to see if the home has the appropriate ventilation and examines the heating and air conditioning systems for signs of age and lower energy efficiency.

Strong said that remodelers who find HVAC equipment that is older than 10 years or with a Seasonal Energy Efficiency Ratio (SEER) below 13 should encourage the home’s owners to replace it with more energy-efficient equipment on which tax incentives are still being offered. Remodelers can also explain that, in addition to the tax incentives, home owners will benefit from lower energy usage.

Remodelers examining the water heater as part of the testing can also point out energy savings the home owners can gain by installing a more efficient water heater and by increasing the insulation around the hot water pipes.

Strong also recommended that remodelers use a duct blaster to test for air leaks in the HVAC systems. The duct blaster pressurizes the air in the system so the leaks can be more readily detected — and sealed ― resulting in more energy savings and lower energy bills.

Strong also emphasized that remodelers should discuss proper ventilation and HVAC sizing with home owners as part of the remodeling because these are also areas where home owners energy usage can be reduced. Typically, once insulation and more energy-efficient windows are added, home owners can downsize their HVAC equipment.

To determine the size of HVAC equipment needed, Strong recommended that remodelers use the Air Conditioning Contractors of America’s (ACCA) “Manual J” heat loss calculation, which is required by state and local codes to properly size the equipment.

While many remodelers are beginning to provide performance testing as a service, Strong subcontracts this work and incorporates it into all his remodeling projects.

Strong suggested that remodelers who are thinking about using home performance testing should begin by developing relationships with energy raters, many of whom can be found through their local remodelers council or home builders association.

National News: Home Owners Cut Back on Remodeling in Third Quarter

Home owners dramatically cut back contracting large and small remodeling projects in the third quarter as the economic downturn deepened, according to NAHB’s latest Remodeling Market Index (RMI), which was released last week.

“Remodelers reported a drop in major home improvements, and expectations for future work have also declined,” said NAHB Remodelers Chairman Lonny Rutherford, CGR, CAPS, CGP, president of Legacy Construction, Inc. in Farmington, N.M. “A slight increase in minor remodeling projects for owner-occupied home suggests customers are cutting back on home improvement spending.”

The RMI measures remodeler perceptions of market demand for current and future residential remodeling projects. Any number over 50 indicates that the majority of remodelers view market conditions as improving The RMI has been running below 50 since the final quarter of 2005.

The RMI’s current market conditions indicator dropped to 33.5 in the quarter ending in September, down from 41.8 the previous quarter. Future expectations of remodeling work slid to 27.7 from 38.0. Bothare the lowest leves recorded since the RMI first started tracking remodeling activity in 2001.

Nationally, major additions and alterations shrank to 29.38 from 43.18 in the second quarter, while minor additions and alterations dropped to 38.51 from 42.89. Maintenance and repair dropped fell from 39.06 to 30.92.

“The remodeling market declines follow the pattern of the home building slowdown to a lesser degree,” said NAHB Chief Economist David Seiders.

The remodeling market has tightened as more home builders have taken on remodeling work, creating a more competitive market and flattening out calls for bids and appointments for proposals.

Current market conditions fell in three of the four regions during the third quarter, with declines from 40.1 to 31.5 in the South, from 52.9 36.2 in the Midwest and 42.4 to 36.1 in the West. The Northeast rose slightly from 32.8 to 32.9.

All measures of future expectations on the index ― calls for bids, amount of work committed for next three months, backlog of remodeling jobs and appointments for proposals — declined across all four regions during the third quarter.

In the “special questions” section of the RMI survey, 26% of the respondents reported receiving calls for work to improve home energy-efficiency, up 2% from the level reported in 2006.

While low-energy windows remained the energy-efficient product most commonly requestes by customers, 50% of remodelers in the survey reported installing water-saving faucets and fixtures, up from 36%, and 38% reported installing on-demand water heaters, up from 29%.
